Is it even worth it to invest such a pittance?
Heck yeah it is! One of the best ways to invest small amounts of money cheaply is through Dividend Reinvestment Plans (DRPs), also known as Drips. They and their cousins, Direct Stock Purchase Plans (DSPs), allow you to bypass brokers (and their commissions) by buying stock directly from the companies or their agents.
More than 1,000 major corporations offer these types of stock plans, many of them free, or with fees low enough to make it worthwhile to invest as little as $20 or $30 at a time. Drips are ideal for those who are starting out with small amounts to invest and want to make frequent purchases (dollar-cost averaging). Once you’re in the plan, you can set up an automatic payment plan, and you don’t even have to buy a full share each time you make a contribution.

How to invest a couple of hundred bucks
So you’ve weeded out all the wooden nickels from your spare-change jar and have tallied up a few hundred bucks. Instead of blowing it on snack food and Elvis memorabilia, consider investing it in an index fund (the only kind of mutual fund Fools like). An index fund that tracks the S&P 500 is your ticket to an investment that has traditionally returned about 10% per year.
Some index funds require as little as $250 for you to call yourself an owner. This low minimum is usually restricted to IRAs (Individual Retirement Accounts). After your initial investment, you can add as much money as you like, as frequently as you like, with no additional costs or commissions. You purchase index funds directly from mutual fund companies, so there are no commissions to pay to a middleman.
If you have a few hundred dollars to start with, then this is a great, low-cost way to establish an instant, widely diversified (500 companies!) portfolio.
How to invest $500
Once you’re up to $500, your investment options open up a bit more. You can still buy an index fund, and now you’ll have your pick of fund companies that require higher initial investments. This freedom will enable you to shop around for a fund with the lowest expense ratio.
You should also seriously consider opening a discount brokerage account. You’ll want to focus on the account option that best serves your needs; some accounts require a minimum initial deposit, and some don’t. That means you can open up an account with whatever investing money you have available, and start researching and perhaps purchasing individual companies. (Or, if you’re enamoured of index investing, you can easily invest in Spiders, a stock-like investment that mimics the performance of the S&P 500).
The key here is to keep your costs of investing (including brokerage fees) to less than 2% of the transaction value. So if you’re planning to add to your position in stocks a few times a month, a Drip or an index fund may still be the way to go.
How to invest $1,000-plus
What can you do with a grand? Obviously, with $1,000 you can open up a discount brokerage account, but look at the rewards if you can scrape up an additional $1,000 a year to add to your original investment.
Say you’ve got 40 years to retirement. If you start with $1,000 and invest an additional $1,000 each year, and your money earns 10% annually, then when you’re ready to retire at age 65, you’ll have $532,111.07. That seems worth it to us. If you have earned income, you can set up a Roth IRA, and you won’t even pay any taxes on that $532K when you withdraw it. (As always, your mileage may vary.)
Again, even at this level, the key is to keep fees from eating up your earnings. So make sure that the costs of investing (including brokerage commissions, stamps to mail in checks, and books that help you learn to invest) are less than 2% of your account’s overall worth. Mortgage Down Payment
On average it is best to have 25% of the cost for the property/total amount of the mortgage to put down. It is wise to give some serious thought to mortgage insurance. Some lenders will insist on it, especially if your mortgage is 75% or more of the property value. Even if you move yourself (which really; in this authors opinion is simply not worth the back ache), there is still the cost of gas, renting a moving van etc. If you decide to go with movers take the estimate and up it by a few hundred dollars.
Setting up Utilities
Great! Your mortgage went through and everything is looking good, but wait you need to be able to turn on the water. Set up costs for utilities can add up quickly so consider contacting your service providers for gas, hydro (power/electrical), cable, internet, phone etc. If you are planning on purchasing a condo then you may not have to worry about general utilities (best to check though).
Renovation and Repairs
Even if the inspection report comes back glowing there may still be a few things here or there that you’ll want to fix or spruce up. It’s not always necessary to redecorate right away, but it would be nice to have the option. If you’re planning to renovate make sure you know what you want done and have done the appropriate research (contacted reputable contractors for estimates etc). Often time some, if not all of the cost may be built into your home loan. Make sure you’ve really know what you want, then discuss your options with your mortgage lender.
Living costs
You need enough money to cover more than your mortgage payment. Take into account your normal daily expenditures and monthly bills. Food, gas or transit, do you need furniture or other household accessories? Build it into your budget.
It’s important to note that being able to afford a home and qualifying for a mortgage are two very different things. Think about your lifestyle (do you like going out? nice restaurants? traveling? clothing?), if you bite off more than your bank account can chew you can kiss your lifestyle goodbye. Consider applying for a mortgage that is less than what you may have been preapproved for. That way you can have your cake and eat it to.
Tally everything up
Now that you have determined how much you are willing to spend on a mortgage loan and how much you can afford each month, it’s time to figure out how much you need for a mortgage. When figuring out how much you need for a mortgage, it is better to inflate your costs, and be modest with your income. This enables you to err on the side of caution, and stick a realistic budget without getting caught up in the excitement of buying a new home.

To figure out your payments is simple using the Excel mortgage payment formula. With this you will be able to generate mortgage payment tables as well. Entering the following information to the spread sheet in order to tell it calculate monthly mortgage payments. We will use the PMT function, which calculate a mortgage payment.

The equal sign (=) tells Excel that you are using a formula.
The parentheses () are the values of each portion of the calculation. These are separated by commas.
You need a monthly interest rate, so divide the 6 percent annually by 12.

Take a look at the origination fees located on your quote (top line) and you should see how many points you’re paying your mortgage lender for their services in obtaining said mortgage. You’d be astonished the money you can save if your agent, broker etc reduces that number. Don’t worry you’re not cheating anyone out their money, it’s a mark up like everything else. How are Mortgage Rates Determined? Mortgage rates are determined by the current economic clement, interest rates and mortgage backed securities (MBS). What are the mortgage rates now? Well it certainly has been a rollercoaster of a year for mortgage rates. The average cost of the most popular type of home loan( 30year, fixed-rate mortgage ) was 6.42% in the most recent survey of major lenders taken July 20th. That’s nearly a point more than in January, when mortgage rates bottomed out at 5.57%, but well below last summer’s peak of 6.82%. Over the last year, if you wanted to take out a mortgage and had good credit it was a piece of cake and you’d get for 6% or less. |
But nothing lasts forever. Indeed, for the first time in a couple of years, adjustable-rate mortgages are considerably cheaper than fixed-rate loans, making them an attractive alternative.
The average cost of a 5/1 ARM — a relatively safe, traditional type of adjustable-rate loan where you pay the introductory rate for the first five years and then the rate resets once a year after that — is at 6.05%. Mortgage lenders offering the best deals on fixed-rate loans, about 6.125% right now, are charging as little as 5.25% for a 5/1 ARM. Anytime you can save a half-point or more, an ARM could make sense for you. Here’s a closer look at what’s going on with the major types of home loans:
SUBPRIME MORTGAGES
